                 Employee with Faulk and Foster Real Estate for Project Management, Site

                 Acquisition, Zoning and construction permitting services for US Cellular’s

                 800+ LTE 4G project Duties include: Project Management of sites from lease

                 and zoning review, co-location application submittal, and lease amendments.  

                 Preparing and filing all administrative, conditional use permit and council 

                 applications. Working with the local jurisdictions for determination and ease of 

                 process. Filing of building permits and working with the Building Inspector’s 

                 to successfully obtain permits to construction Maintaining the client database 

                 tracker and reporting timely results.

 

                

CONSULANT; Antelope Valley, CA/Phoenix, AZ      February 2010-March 2011

 

                   Contractor for BCI Phoenix.  Responsible for Site Acquisition

                   and Zoning/Permitting on 40 co-location and build to suit towers for

                   LightSquared LTE project.  Responsibilities include: identification

                   of candidates to approval with the clients radio frequency engineers

                   through the site candidate information package; leasing of the primary

                   land; handling of all jurisdictional requirements to approval and securing

                   the building permit.

                  

                    Right of Way and leasing contractor representing Element Power in

                    North Los Angeles County for a large wind project.  Duties included

                    securing transmission line easements with landowners for placement of

                    230KV towers, negotiating and securing leases for large tract parcels to

                    accommodate installation of wind turbines and associated equipment.

 

                  

CLEARWIRE; San Diego                                             September 2009-January 2010

 

                     Project Manager

                     Managed process flow site acquisition/zoning and staff for

                     Clearwire project, 60 sites, San Diego with overflow help to the San

                     Francisco Bay Area. Team included 2 zoning vendors and 4 site acquisition

                     members. Update Clearwire database, Clearvision, continually to track

                     successful on air timelines.  Through understanding of local market and

                     zoning conditions. Educated and drove the team to success while

                     informing the client as to changing patterns in the market.  Reviewed

                     leases for accuracy.  Conducted weekly meetings with the client to

                     report on progress and discuss issues pertaining to the project.

 

 

CONSULTANT/T/CLEARWIRE/T-MOBILE/SPRINT/NEXTEL    2005-2009

 

                     Responsible for full turn-key acquisition and zoning

                     site development in the Las Vegas Market for Clearwire, T-Mobile and

                     Sprint/Nextel. Management of sites for Clearwire from RF

                     evaluation/identification leasing, zoning, compliance, tracking to corporate,

                     building permit and construction. Worked closely with carrier co-location

                     specialists and major tower companies to successfully locate on their sites.

                     Audited sites for compliance and ordered FAA studies, regulatory

                     documents including: SHPPO, Phase 1, HENNET reports and FCC

                     requirements.

 

                     Manage all aspects of leasing, zoning, regulatory and development and

                     implementation of site acquisition procedures and documentation of leases.                    

                     Leasing and Zoning duties for new build sites, Sprint/Nextel, IDEN and

                    CDMA wireless facilities.  Meets with owners to improve customer

                    satisfaction, and strategize with owners to develop best practices and

                     improve telecom leasing success. Also responsible for Special Projects

                     including temporary COW deployments throughout the Las Vegas Valley

                     along with Modification and integration leasing. Report and maintain to all

Sprint/Nextel regional disciplines progress and performance.

 

                     Oversight of 3 Site Acquisition Vendors from Search Ring issuance to On 

                     Air, 91 sites. Understanding the master leases, renewal opportunities along

                     with working together with the landlords to review all leases and license

                     agreements. Maintain information on telecom leases or licenses. Conduct

                     weekly meetings to report on progress and goals to T-Mobile/National

                     Development Team.  Update and maintain T-Mobile National database.

                     Create and implement strategies to bring sites on air in a timely manner

                     within budgetary constraints.  Work in close conjunction with RF engineers

                     to design an effective network based on local knowledge and future growth

                     Contracted with Cingular Wireless to manage and track the zoning/

                     permitting of 59 initial 2005-06 wireless facilities in the Las Vegas

                     market.  Identify candidates as suitable through jurisdiction's zoning  

                     ordinance, meet with individual planners, file packages, make presentations 

                     to staff, City Council and Planning Commission.

 

 

SITE ACQUISITION CONS/LCC INTERNATIONAL/NEXTEL;  Phoenix       2001-04

                     

                      Zoning Specialist/Asset Manager

                      Contracted to provide zoning and permitting services to Nextel.

                     Capacity build-out in the Phoenix MTA.  Identify candidates

                      as suitable through jurisdiction's zoning ordinance, meet with

                      individual planners, file packages, make presentations to staff, City

                      Council and Planning Commission.  Responsible for accurate

                      Zoning Drawings, landlord participation and tracking sites to BP.

                      Also included: Leasing duties as additional staff.

                       Point sites for Metricom Inc.’s Wireless Internet project in the

                       of Zoning/Construction drawings.  Represent Metricom in 8 jurisdictions

                       Represented American Tower Corporation in their system

                       development for build to suit towers.  Responsibilities include site

                       Services Phase 3 and infill sites in major highway corridors

                       throughout the state of Arizona and Nevada. Ordered all

                            Represented TeleCorp Inc. in the process/research of zoning

                            and permitting leased properties in Phase 1 of the New Orleans MTA, PCS 

                       build out.  Responsibilities include: filing applications with municipalities,

                       establishing professional working relationships with Development

                       Planners, pre-qualifying and researching potential sites, attending City

                       Council meetings to make presentations and pulling building permits.

                       Site Acquisition Specialist

                       Contracted to help Western Wireless in acquiring the remaining leases for

                       the final phase of Real Estate procurement in Phoenix.  Worked to secure

                       previously difficult leases including: Public Utility MLA’s (Master Lease

                      Agreements) and rooftop space controlled by large corporations.

                      Responsible for locating, pre-qualifying, Acquiring and leasing rooftop

                      Space for 38 GHz, point to point digital radio service antennas.

                      the release of the search areas through the site identification, feasibility

                      evaluation, lease or purchase contracts and construction phases.
